Our CFO requires GAAP-compliant accounting. Does Folio meet that standard?
Yes. Folio supports cash and accrual basis accounting with toggles, full general ledger, audit-ready trust accounting, and one-click 1099 generation. We've passed external audit at firms with revenue >$10M annual.
We have a few HUD properties in our portfolio. Can Folio handle that?
Honest answer: not natively today. HUD compliance, Section 8, and affordable housing reporting are specialized requirements where Yardi (and RealPage) have deep features. We can build HUD compliance for your firm specifically if it's a small portion of your portfolio, but if HUD is the majority of your business, stay on Yardi.
What about commercial real estate?
Folio is purpose-built for residential property management — single-family, multi-family, and small mixed-use. We do not currently support pure commercial CRE (office, retail, industrial). If your portfolio is primarily commercial, Yardi Voyager is the right fit; Folio is not.
How does Folio compare on per-unit cost at 400 units?
Yardi Breeze at 400 units is roughly $400/month plus $1.50 per ACH transaction plus implementation amortization. Most 400-unit firms pay Yardi $500-700/month all-in. Folio is $599/month flat. What integrations do you offer that Yardi doesn't?
Yardi has its own enterprise app ecosystem. Does Folio have a mobile app?
The Folio web platform is fully mobile-responsive, and we offer a native iOS and Android mobile app as an on-demand add-on. Yardi's mobile apps exist but are widely considered dated; ours are built to your specifications.
