The Folio web platform is fully mobile-responsive. Owners, tenants, and agents can do every important workflow from a mobile browser — pay rent, submit a work order with a photo, view lease documents, check the leasing pipeline. Most firms never end up needing the native app.

The native app earns its keep when push notifications and offline access matter to your business — high-end portfolios where tenants expect a polished app, or firms with field-based maintenance teams who lose connectivity on-site.

Is the $599 / month rate really locked forever?

Yes for founding clients (limited to the first 10 firms). After the founding cohort, the standard rate will reset higher for new customers; founding clients keep $599/month for the life of their account, regardless of feature additions or portfolio growth.

How can everything be included at $599? Stripe, Twilio, and CoreLogic aren't free.

Correct — and we don't pretend they are. Folio runs every integration on your firm's own accounts: your Stripe, your Twilio, your CoreLogic relationship. Usage-based costs (card and ACH processing, SMS, screening reports) are billed to you by those providers directly, at their standard rates, with zero markup from us. The $599 covers what we actually provide: the platform, hosting, support, and ongoing build work.

Who holds our rent, deposits, and trust funds?

You do. We connect your own Stripe account and your own bank accounts to the platform, so rent, deposits, and trust funds move through accounts your firm owns and controls end to end. The money never touches HurTech or Folio — we operate the software, not the funds.

What happens at 1,000 units? Do you start charging per-unit?

No. The flat fee is the entire pricing model. A 1,000-unit firm pays the same $599/month as a 150-unit firm. The only time pricing changes is if you ask us to build something specifically for you that requires significant new engineering — that's a separately-quoted project, with you knowing the cost upfront before any work starts.

What's the catch?

The catch is the 10-firm founding cohort cap. After we hit 10 firms at this rate, the pricing model shifts and the founding rate is gone for new sign-ups. The other thing to know upfront: this is a managed service, so winding down takes two months' notice (or two months' fee to wind down immediately). Your data is exportable the whole time.

Are there any hidden fees? Setup, per-screen, per-document?

We charge exactly two things: the $2,500 one-time setup and $599/month. No per-unit, per-user, per-document, per-screen, or per-seat fees, and we never mark up a transaction. What we don't absorb: usage-based provider costs (Stripe processing, SMS, screening reports), which are billed to you by those providers directly at cost, through accounts you own.

Do we own the platform? What do we own?

HurTech owns and maintains the platform — we act as your dedicated tech department rather than handing over code. You own your data outright: every record, exportable as full SQL and CSV at any time, from day one.

What happens if we want to leave?

You take a full SQL and CSV export of every record — rent roll, tenants, leases, ledgers, work orders, payments — available anytime, not just at exit. Winding down takes two months' notice, or you can pay the equivalent of two months' fee to wind down immediately. No other exit fees, no data lock-in.

Why is your pricing flat when everyone else charges per-unit?

Per-unit pricing penalizes growth and forces you to under-invest in technology to control costs. We think that's a worse business model for both sides. Flat-fee pricing means we're aligned with your growth — we want you to add units, because it lowers your cost-per-unit while keeping ours predictable.
